The Home Discovery Show is here to help you understand homes and ask better questions. We want you to walk into every home, every showing and every offer better informed. To do that honestly, we need to be clear about what we offer and what we don't.
In short: everything we provide is information from publicly available sources and what you share with us. We don't visit the property. It is not a home inspection, and it shouldn't be relied on to replace an onsite home inspection or an assessment by a qualified tradesperson.
What we offer
The Home Discovery Show, including our podcast, website, videos, social media, checklists and the Buyer's Home Discovery Report, is an information service. We gather and explain information from publicly available sources, such as listings, public records, maps and general knowledge about how homes of a certain age and type were built, along with anything you choose to share with us. Then we put it in plain language so you know what to look at and what to ask.
What we don't offer
Nothing we provide is a home inspection, and none of it should be relied on to replace one. We don't visit the property. We don't see, test, measure or assess any home's actual condition. We are not acting as a licensed home inspector, engineer, tradesperson, real estate professional, lawyer, accountant, appraiser, insurance professional or financial advisor, and nothing we provide is professional advice in any of those fields.
Before you rely on anything about a home's condition, have it looked at by the right people: a licensed home inspector for an onsite home inspection, and a qualified tradesperson or other licensed professional to inspect further wherever something needs a closer look. For legal, financial or strata matters, speak with a lawyer, notary, real estate professional or financial advisor.
About the information itself
Public information can be incomplete, out of date or wrong. Listings can leave things out. Homes get renovated, repaired and changed without any public record. What's typical for a home of a certain age or type may not be true of the home you're looking at. We do our best to be accurate and current, but we can't guarantee that any information we share is complete, accurate or up to date, and we can't promise that a home is free of any problem, whether we mention it or not.
Where we refer to building practices, regulations or requirements, we're speaking generally and following best practices. Rules vary by city, province, state and the age of the home, and they change over time. Always confirm what applies to your home with your local authority or a licensed professional.
Your decisions are yours
You're responsible for your own decisions about buying, selling, owning, maintaining or renovating a home, including whether to make an offer, what to offer, what subjects or conditions to include, and which professionals to hire. Our information is one input to help you think those decisions through. It isn't a recommendation to buy or not buy any property.
Limits on our responsibility
To the fullest extent the law allows, The Home Discovery Show, its host and anyone working with us are not responsible for any loss, damage, cost or claim that comes from using, or relying on, our podcast, website, videos, social media, checklists or reports. Where we can't fully exclude responsibility, our total responsibility for any paid service is limited to the amount you paid us for it.
Reports are for the person who ordered them
A Buyer's Home Discovery Report is prepared only for the person who requested it, for their own use in considering a home. It isn't meant for lenders, insurers, sellers, other buyers or anyone else, and nobody else should rely on it.
Checklists and your safety
Our checklists are buyer's worksheets for gathering information and questions. Filling one in is not a home inspection. Only go where you've been invited, and never open electrical panels, equipment or access hatches, or climb onto roofs or into crawlspaces or attics.
Podcast and episode content
Our Case Files are based on composites of real listings, with addresses and identifying details removed or changed. Any resemblance to a specific property or person is not intended. Guests on Conversations share their own views, which aren't necessarily ours.
Links to other websites
We sometimes link to other websites and resources. We don't control them and aren't responsible for their content, accuracy or privacy practices.

Questions
If anything here isn't clear, email info@thehomediscoveryshow.ca. We'd rather answer a question than have you rely on us for something we don't do.
